Digital Surveying

Summers Inman Building Surveyors have used Revit software for several years as a drawing tool on many projects. As the move towards Building Information Modelling (BIM) gathered pace we decided to invest in the latest 3D laser scanning equipment so that we could:

  • Improve the efficiency of our traditional on site surveying techniques
  • Widen the range of surveys and applications that we could provide
  • Produce Revit models for our own use and offer the service to others

Following an extensive period of training and investment we are now ready to launch our new specialist company


Digital Survey Uses

  • Area measurement: for Landlords, Tenants, Retailers and the like in preparing leases and rent reviews
  • BIM: to provide accurate 3D drawing models of existing buildings for the Designers to use for works of alteration, extension, repair and remodelling
  • Estate Management: to prepare boundary drawings, topographical surveys, maintenance schedules, insurance valuations
  • Heritage Recording: preparing photographic archives, restoration surveys, documenting conditions or for negotiations with Planners, English Heritage etc
  • Infrastructure & Utilities: surveying roads, junctions, realignments etc. In preparing condition surveys for planned maintenance
  • Insurance damage: to record the condition of a building following flood, fire, storm etc. An accurate record can be taken which is invaluable for negotiations with Loss Adjusters and Insurance companies
  • Laser Scanning: recording services layouts in plant rooms. Providing Sales Particulars for property sales or rentals
  • Lease Plan Boundaries: to show legal title, to provide supporting information for Planning applications
  • Measured Surveys: to schedule areas of existing buildings, to compile asset registers, for insurance reinstatement valuations
  • Plant and Equipment layouts: allowing existing facilities to be surveyed and showing that proposed new equipment can be fitted into a building, including identifying access routes and any structural alterations required
  • Revit Models: to provide detailed "as existing" information for building owners and their Designers at the start of the development process

  • Rights of Light: to establish existing boundary conditions and the presence of defects before and after works to adjoining properties have been carried out
  • Space Planning: to provide initial spatial data and to allow building layouts to be prepared and options considered
  • Topographical Surveys: for land owners, developers etc to establish site layout, levels and any constraints
  • Underground Surveys: to prepare surveys of the condition of tunnels, culverts and the like. To establish their line and level and to be able to relate this to the surface
  • Visualisations: allowing full colour 3D models to be prepared showing potential "before and after "scenario. Invaluable to Clients without a construction background so that they can see their "completed" projects before work has commenced

Current Examples

  • Preparing plans and elevations as existing: surveys of a series of 5 storey townhouses to provide drawings prior to design work starting
  • Topographical surveys for a housing developer: surveys of a 10 acre sloping site
  • Monitoring movement in a culvert: undertaking daily surveys to determine potential structural problems. Involving "confined space" surveyors
  • Surveying an underground Metro tunnel: determining the line and level of a tunnel prior to design at surface level
  • Recording the condition of a Listed building: preparing detailed plans and elevations of a Grade 2 Listed property
