STW Building Surveying Framework

Client: Severn Trent Water

Location: Midlands

Project Outline: Severn Trent Water required a building surveying service to support all property matters on their operational wholesale sites.

This includes:

  • Carrying out of large programmes of condition surveys across the estate.
  • Provision of ad hoc condition surveys, reactive building defects reports and forensic building surveying services to diagnose and rectify problems; all in response to queries logged on our Building Maintenance Helpline.
  • Design and specification of mini capex projects such as:
    1. Minor refurbishments (including admin and welfare facilities or re-roofing projects)
    2. Extensions to existing buildings
    3. Extensions to car parking facilities
    4. Refurbishment or construction of access roads to/on sites
  • Preparation of tender documents for minor building contracts.
  • Analysis of returned tenders and provision of procurement advice for minor building contracts.
  • Project management of minor building projects.
  • Programme management of programmes of block-funded works (such as Access Road Improvement Programme).
  • CDM Coordinator and more recently Principal Designer services on projects that are notifiable under the CDM Regulations

Roles and Achievements:  At the outset Summers-Inman established a PMO to agree a standard process and design standards for all works carried out under the framework. Working closely with the Client, Summers-Inman established a robust KPI collection, reporting and review process to demonstrate continuous improvement and ensure delivery targets were achieved.

Through the framework, Summers-Inman have been instrumental in facilitating a large compliance programme and, working closely with Severn Trent personnel have helped them develop ‘business as usual’ processes to maintain properties, comply with current legislation and establish planned and preventative maintenance plans for their estate.
