Project Outline: The Riverside and Fabric buildings completed the regeneration of the listed Friars Mill site. The two new office buildings (Riverside at 5,383 sqft and Fabric at 4,990 sqft) are high-quality contemporary designs. The scale and proportion of the new buildings are respectful of the adjacent listed buildings and echo the Victorian canal-side industrial buildings that were characteristic of this area. They reflect their location’s industrial character adjacent to the River Soar and Grand Union Canal, just a few minutes’ walk from Leicester’s Highcross shopping centre. The scheme has boosted the market for office space in this part of Leicester, underpinning the ongoing regeneration of the city’s waterside and providing a viable in-town alternative to out of town business parks.

Roles and Achievements: The original contractor collapsed into administration halfway through construction, which meant certain elements of work were partially completed and design information missing. We co-ordinated and issued instructions to the Contractor to allow them to resolve design issues as they became apparent, with the programme being retained.
Throughout construction, we managed all end user changes by producing a live tracker for the contractor to price against. Once a cost was agreed with all parties, we would then raise the appropriate change order paperwork (including any mark-ups, fees, etc.) and instruct the contractor accordingly.
We ensured that the contractor implemented all the Good Practice measures one would expect on a major construction site within a live area.
