Project Outline: TEK4 is a world leader in drilling technology and laser systems for energy production. The building was a new two-storey warehouse providing 857m2 of research and development space for specialist engineers, and 362m2 of office space for the management and support team.

Roles and Achievements: During the earthworks, the contractor advised that the ground had failed the CBR tests due to the inaccuracy of the pre-construction site investigations. We facilitated talks between the Employer, the main contractor and their groundworks contractor to arrive at the most pragmatic solution. We instructed lime-cement stabilisation to the site so that time was not lost in the construction programme.
Throughout construction, we managed all end user changes (including a first floor office fit-out) by producing a live tracker for the contractor to price against. Once a cost was agreed with all parties, we would then raise the appropriate change order paperwork (including any mark-ups, fees, etc.) and instruct the contractor accordingly.
We carried out cost planning exercises for the end user, which influenced the materials used for the internal office partitioning system.
We ensured that the contractor implemented all the Good Practice measures one would expect on a construction site within a live area. We worked with the principal contractor and principal designer to maintain access and egress on the shared access road so that all other businesses could remain operational during construction.
